Realtor commission for leasing office/retail space in Ontario

Hi all

I own office space in Hamilton (Concession Street - up on the mountain), Ontario and am interested in leasing it out. The annual lease, exclusive of taxes, maintenance and insurance will be around $36,000. Anyone know what typical realtor commissions should be for arranging to lease such a space?

3 months rent is typical .. so about 9000 plus HST !
