Has anyone in our forum had any experience leasing to a single mother with four children? I am about to conduct a credit check on her and she seems really nice and works at a hospital (seems like a stable job but I will verify with work references), so I am hoping that the credit check comes up good, however I am a little worried of the wear and tear that four kids under the age of 10 can put on a house. When I think this, I then immediately set myself straight and say, as long as she pays the rent and the utilities, why worry? How much damage can the four kids really inflict that some paint and patch work can`t fix?

Is there anyone out there that has had any experiences with such a scenario?

I just recently had a similar senario, so I found an excuse to go to their current home and decided against the tenant as my townhouse is in prestine condition and even if it goes 1 month without rental income, it`s better than them trashing the place. Find a way to visit their current home. That will give you the answer.

touche - and on as short a notice as possible, with the kids around, either way will give you a sense of the wear and tear, the other the ability to manage the cleanliness and general behaviour of the crew.

Take a look at the kids, are they polite, relatively well behaved and calm, or all over the place, uncooperative and disrespectful? Do they say and do appropriate things, for their ages? Does the mom have control? An orderly demeanour indicates greater probability of an orderly household, and fewer maintenance issues.
