JV legal agreement without going on Title?

What is the best way to do a jv without going into the mortgage with your jv?
"Letter of Notice" is apparently good for only 3 months. The same for "Letter of Caution".

Any idea?

options:
a) most common: You buy it personally, and execute a beneficial interest agreement with JV partner or
b) more expensive: a corporation where JV partner becomes a class B shareholder or
c) most expensive: a trust.
