Hi,
I`m considering purchasing a 4-plex in Lloydminster with 4 three bedroom suites (on the Saskatchewan side). I was wondering if there is anyone presently investing there, and would care to comment on the situation there: current & future economic fundamentals, vacancy rate, Alberta side vrs Saskatchewan side, unemployment rate, inmigration, how cyclic is the market, rents & cashflow etc.
I`m having trouble finding much info.
Any info would be appreciated,

Hi,
We currently have a six-plex on the Alberta side of Lloydminster. We have been involved in the real estate business for 4 years now. The economic situation in Lloydminster is fairly stabe, things have slowed down a bit but residiential and commercial construction is still ongoing. The competition in the rental market is strong, however the quality is low. We have managed to keep our building full. Our rent is $965.00 per unit, water is the only utility included in this price. We could probably be asking a little more per unit as the going rate is approximately $1000.00.(two bedroom unit) The four-plex you are looking at is located in a multi family neighbourhood and starter homes. I believe the one you are looking at has been for sale for about a year now and it was originally listed at $735,000+gst. The Saskatchewan side is not as desirable, and therefore may be a little tougher to find quality tenants.
