I now report all tenants who don`t pay rent by the third if they are on assistance
it works for me and tenants on assistance cant be garnished
every tenant i have done this to except one paid up and moved out
One just moved out
I NOW FAX all the notices n4 to the welfare fraud hotline
and this also catches tenants who are livign common law and claiming to be single parents
they move
rather than deal with me
most pay up and leave because they wont get a check again til they are paid up

Tenants on government benefits are not as untouchable as they think. When they do not pay rent on time or cheat the system they can be reported and have there benefits suspended or permanently terminated.
Any LL that regularly rents to those on government assistance should inform applicants in advance that they will be reported if they are cheating the system or do not intend to pay on time. This will discourage those unscrupulous individuals that lack a conscience from becoming your tenant.
