one tenant leaving one staying?

Evening everyone,
I have had the pleasure of owning a triplex in Kitchener for almost a year now and have a question regarding leases... one unit was vacant when I took ownership (owner`s 3bed apt) and it only took a day to rent out to a young couple. I have not had any problems with them all year but one has taken a job out of the country (I do not think they are staying together) and she has given me 60 days notice that she is leaving. I have not had a chance to talk with the guy yet so I am not sure of his plans.
Question is, since a year has almost gone by, do I get him to sign a new lease (likely preferable) or does he go month to month?
What is the usual procedure in this situation?

You can use the opportunity to try to have him sign a lease with you. Bottom line is, if he is a good tenant you want him to stay, not critical at all if it`s month to month or lease...in my opinion.
