Is Belmont a good neighborhood in Edmonton?

I am looking for townhouses in Belmont but not quite sure about the tenant profile. Any experienced investors have comments on this neighborhood? Among the neighborhoods in zone 35, which one I should avoid? Any suggestion would be appreciated.
 
That's a fairly blue-collar part of Edmonton, but a more solid profile than across the Yellowhead in zone 23 (Abbotsfield/Rundle). I know quite a few people who buy in Homestader, and Sifton Park. It's a great area when the refineries and Fort. Sask are busy, and the Anthony Henday will help open the area up more.



I've heard of people finding good bi-levels and bunglows for suites in Fraiser, Kirkness and Bannerman. I'm personally a big fan of the condos in Clareview Campus as they're dead easy to rent out.
 
Belmont personally, I would consider it lower income. I personally wouldn't buy in belmont. Lots of low quality rentals in there and just seems like a lower end of town.

I used to own in Kernhan, it's quite a nice little pocket in there. My suggestion is don't get too wound up in these statiistics because trying to interpret this will just give you a headache.



As Don always says "It's ALL about PRESPECTIVE!" and really the only prespective that matters in yours. So I say, if Kernohan is the neighborhood you want. Go there in the day time and in the evening. See what the neighborhood is like. Get your OWN prespective on it and really the ONLY number you should pay attention to is CASHFLOW!



One thing I learned in life is this "In our pursuit for simplicity we simultaneously create complexity" Do instead of pursuing complex interpretations, just figure out what the straight line to your result is and "go with the flow"
