Any bank or Mortgage Broker that can give me a better rate then TD Bank.

They giving me Prime -0.5 variable fixed for 5 years. Edmonton AB.

Not a bad rate, but there are lower rates out there around prime minus 0.8 to even prime minus 0.9 on variable fixed for 5 years. Your access to these rates will depend on your mortgage brokers lending status with various lenders. In Vancouver I use dominion lending but I don't know of any brokers in Edmonton, so dominion lending could be a good place to start.

Prime - .50 is actually a bit out of the current market. You should be able to get prime - .75% from most lenders, with some offering prime -.8% and there is one that was as low as prime -.9%.



You don't necessarily have to work with a broker your market as we are not governed by provincial boundaries. REIN and the REIN forums will give you a few to choose from.
