During the year of 2013 I have sold Multi unit buildings for as low as a tick less than $50k per door to about $135k per door. This is in the multi realm of 8 units plus.
If you are talking about smaller converted multi's in decent areas you are looking $80k - $160k per door as you are...

As of right now probably not. The province has put in legislation that would allow it and the city has not followed suit to date. It is a work in progress at the moment.
To be compliant you need to have only 2 tenants in there.
You do not need to renovate before the court date.
To get a triplex each unit must be above grade by at least 50% and have a minimum sq ft of 700.
I would get the tenants out and work from there possibly call the city in...
