I have a house in the Windsor area that I am renovating. It is across the street from a Catholic church. Three nuns approached me asking if I would be willing to rent the house to them under a long term lease.
I know how to qualify regular tenants, but how do you qualify a nun? Seriously.
I have never had luck telling brokers that I was looking for funding for a RTO. I did this twice and was turned down.
Advise by agents at the big banks to claim they are rental properties. It is not a for sure thing that they will complete the deal.
Regarding telling the lender that this is a RTO - I typically don't tell the lender it is a RTO - for my deals, I have a separate lease agreement and APS. I send the lender the lease agreement. I did tell a lender early on that I wanted the mortgage for a RTO and they denied my application...
