    wow.just curious, which province are you in that allows 1st+last+damage deposit ? I always think it`s unfair for landlords to only get 1/2 months (in BC). I think the rental increases are under provincial jurisdiction. Check w/ur rental board / ombudsman in your area.

    50% Downpayment?

    Does the amount of your savings keep pace w/the appreciation of the property in your area ? If it doesn`t, then it would make more sense to buy now as long as you can cashflow positive... How come you haven`t sat down w/a good mortgage broker who can assist you in structuring an investment plan ?
