just get each parent to sign a guarantor form for the lease.. one lease... 4 students.... 8 guarantors.... that will minimize a lot of bad experiences.

I wasn`t sure about the 10k fine, some property manager told me that once.
I`m not 100% sure, but I think In Ontario it is illegal to collect more then one months rent in advance(deposit). Up to 10,000$ fine... Even if the tenant agrees to it.

Discrimination against students is same as age. If you had a house and a student wanted to rent it... and you deny him/her because they are a student. Is that not wrong?? why does everyone think that if a student is living in a house it all of a sudden becomes a lodging house??
